6 Steps to Purchase Your Home 

#1. We Listen to you – a Buyers Consultation 

  • Preferably through a live conversation, we want to hear your desires for timing to purchase, location, style and size of home, features of home and price point 
  • Based upon your criteria we enroll you in the Calgary Real Estate Board online listing site from which you will receive current home listings in your email.  
  • Depending upon your assessment of the properties meeting your criteria, we can adjust the criteria to create a different range of properties 

#2. Your advance preparation – Readiness to begin viewing homes 

  • Financing – before viewing homes it is necessary to establish your purchase price parameters through a consultation with a mortgage lender (a Bank or Mortgage Broker) 
  • We can recommend a reliable mortgage broker at your request 

#3.  Viewing Homes  

  • Showings typically commence within 2-3 months of your preferred ‘move-in’ date 
  • You will schedule a day and time with us for viewing homes 
  • From the online listings, you will select the properties (using the listing number) and communicate these to us 

#4. Offer to purchase 

  • With your input, a purchase contract is prepared including an offer price, conditions of the purchase and date for possession 
  • We present the offer to the listing realtor and proceed to collaborate with you to bring negotiations to the desired conclusion 

#5. Interim Period – moving toward possession 

  • We send the purchase contract to your legal representative 
  • We oversee removal of conditions to arrive at an “unconditional” SOLD status 

#6. Possession 

  • Within 24 hours of possession, we arrange for you to do a “walk-through” of the property 
  • On possession day we await the “release of keys” notice from the seller’s lawyer and then proceed to give you entry to your new home
